A business broker is a state licensed and regulated professional that specializes in bringing buyers and sellers together in a business transaction.
Whether you buy a franchise or an independent business it is standard in the industry for a brokerage fee of 10% to 12% of the total purchase price. If you ever meet a broker that says it will not cost you anything, beware. Some may say that the seller is paying them the commission, which means that the seller has marked the price up 10% to 12%, so in reality you are still paying for it.
If you want a treaty investor visa, commonly known as the E-2 visa, you will need to purchase a business or franchise that qualifies. Most sellers list their businesses through a business brokerage company whose job is to sell the business, so it makes sense to have a person looking out for your best interest in purchasing a business. There is no additional amount added to the brokerage fee for the cost of the business, it just means that the business brokers split the fee.
